We have experience buying land in the Sangre de Cristo Ranches and know the subdivision well. There are about 7,000 properties in this subdivision, making it one of the largest land subdivisions in the country.
The subdivision is very large and very diverse, ranging from wooded upper elevation properties, with steep topography, to flat lots without vegetation on the valley floor. Due to the diversity that exists in this subdivision our offers vary based on the makeup of the property. Typically upper elevation properties with trees bring the highest offers. This a very large subdivision of recreational-type properties. The properties in this subdivision average about an acre. There are some scattered homes in this subdivision, however, the majority of this subdivision is undeveloped.

Modoc Recreational Estates
This subdivision is located just outside the small town of Alturas, California. There is more development in this subdivision and many of the properties have homes on them.

Lassen County

This subdivision consists of 20-acre properties. These properties can be used for a variety of uses, and there is quite a bit of agriculture in this area.
A large portion of this subdivision is located in a designated flood zone, so the price per acre offered in this subdivision is relatively low, compared to other areas of California.
Siskiyou County It is a beautiful county with a number of subdivisions that feature views of the stunning Mt. Shasta. We buy lots in Siskiyou County as well as larger acreage land properties.

This subdivision is mostly composed of 2.5-acre properties. Most properties here have a view of Mt. Shasta. There is some variation within the subdivision, with some properties, having trees, access to power, different soil types.
There are a number of properties with very sandy soil and some with lots of lava rocks. There is some scattered home in this subdivision. Properties in this subdivision typically bring higher offers due to the current market when this is being written making this a good time to sell your land in Mt. Shasta Vista.
Iron Gate Lake Estates
1-2.5 acre properties on average. This subdivision is made up of rolling hills. Some properties have power, and there are some scattered homes throughout the subdivision.
These properties are close to the Iron Gate Reservoir, which the subdivision is named after. Due to a large number of properties on the market in this subdivision and long sales periods these properties bring lower offer amounts.
Klamath River Country Estates
Similar to the Iron Gate Lake Estates, these properties vary in size and can range anywhere between 1-20 acres. These properties are located near the Klamath River. Offers on these properties are similar to those on IGLE properties.
Kern County Land
Selling land in Kern County can be challenging as much of this county consists of desert land and there are a lot of undeveloped land properties on the market. Some areas in the more mountainous areas are more desirable as they offer more topographical variation and nicer surroundings.
California City This is a very large subdivision in Kern County. These properties range from 1/4 acre properties to 2.5-acre properties. Most of these properties are undeveloped desert properties with some scattered development throughout.

Hudspeth County
This county has a number of land subdivisions consisting of some larger acreage ranches. Most of the land in this area is undeveloped, consisting mostly of level desert land.
On such subdivision is Sunset Ranches. This subdivision consists of 20-acre ranch properties. There is not much for development in this area, however, there is good road access to these properties, and we have purchased a number of these properties in recent times.
Brewster County
Brewster County is another County in Texas where we buy land. This county offers properties similar to properties that can be found in other areas of West Texas.
One subdivision where we buy a number of land properties is the Terlingua Ranch. Properties in this subdivision range from 5 to about 20 acres, with some larger properties that exist.
